Timberframe HomesA timberframe home relies on the use of heavy timbers to form the structural basis of the home. All roof and floor loads are transferred to point loads at the foundation through a system of timber beams and posts.
The amount of timber and the style of the structural system used are customized to each project and vary according to a client’s personal needs and preferences, as well as budget. For instance, the most basic timberframe may take on a simple post and beam arrangement. From there, clients may choose to add further timber elements such as heavy rafters and floor joists. Or, they may choose a more elaborate structural system involving heavy timber trusses. Each project brings a unique set of circumstances which influence the frame design and the final result. Hybrid Timberframe HomesIn a hybrid home, heavy timbers form the structural basis of only part of the home – usually the public areas of the house such as the living room, dining room, kitchen and entry. The remainder of the house – bedrooms and utility areas for instance – are conventionally built using standard “stick framing”, insulated concrete forms or structural insulated panels (SIPs). This combination of building styles allows timbers to be showcased where they will be most appreciated while using more economical building methods elsewhere.
Even in a home that has been designed for conventional building methods, it may be possible to include exposed structural timber elements to take the place of conventional engineered wood products. This allows the use of heavy timber in a home for only a small incremental increase in cost, and can add dramatically to the ambiance of a room. Non-Structural Interior TimbersA third way to add the beauty of heavy timber to a room is through the careful use of non-structural timber as an accent. This approach can be favoured when the scale of the home is such that using structural timber would require overly complicated timber solutions, or would constrain the desired floor plan in some way as a result of span limitations. Non-structural accents can also be a solution if conventional building plans are already in place, or when only a small amount of timber in a particular location is desired.
